Choosing Your Listing Agent

There are many factors to consider when a home owner in Aurora, Illinois decides it is time to sell. Realtors vs. Other Agents

In light of the recession, many people are looking for ways to cut corners in their spending. One of the most popular ways to save money these days is to list your home yourself, usually online or through a self-sale organization like the Property Guys, who have offices in all major Canadian cities from Vancouver to Toronto. Real estate agents, however, have a major advantage over brokers and online listings services: they're licensed. As such, they're held to a certain code of conduct, such as respecting your confidence, that others are not. If you feel you're savvy enough to handle the negotiations yourself, by all means list online, but if you need advice hire a realtor.

Selfishness is Key

When you're looking to sell a home, you should only be thinking of yourself. Don't sign on with that guy you feel sorry for because he got his real estate licence in Ontario and hasn't managed to catch up to the success level of the other Aurora realtors. Don't hire your aunt or cousin or next door neighbor who is a realtor or broker just because you already know them. Be impartial and thorough in researching who has the best selling record in your neighborhood. Talk to friends and neighbors who have recently sold homes to get their takes on the realtors they used.

Companies vs Individuals

It is often true that an agent who works for themselves will have more time for you and your property than an agent working for a large company that deals in everything from Aurora houses to Oakville condos. However, large companies have large budgets which means more advertising exposure for your home. Additionally, an agent who has company connections may be able to link your house to a buyer who has hired on one of the company's other agents.

Cut Through the Flash

Some real estate listings companies will inundate you with colorful pictures and snappy advertising blurbs about why they're the best. But just like you shouldn't approve two storey house designs without knowing what foundation the house will be built upon, you need to get down to the heart of it and talk to the actual agent before you decide. Look at things like how many houses the agent has listed this year and how many he or she has actually sold. Speak to the person and let your instincts decide whether he or she is trustworthy.
